A limited set of exemptions exists for some buildings including stand-alone buildings under 50m², temporary buildings, and non-residential buildings used for manufacturing, industrial, or agricultural purposes where the building has low energy demand (installed heating capacity less than 10W/m²). In these instances a letter confirming exemption can be provided after inspection of the building.

Our pre-purchase surveys start at €500 including VAT for an apartment and €600 including VAT for a standard house. The final fee depends on the size, age and location of the property. You get a fixed quote before any work begins — no hourly rates and no surprises.
We assess the structure, roof, dampness, services and general condition of the property, and flag anything that could affect its value or safety. Every finding is photographed and rated by severity, so you can see at a glance what needs attention and what can wait.
A pre-purchase survey assesses the overall condition of an existing property — structure, roof, dampness, services and any defects that affect value or safety. A snag list is for a newly built home and records incomplete or defective finishes for the builder to correct before you close.
No. A mortgage valuation is carried out for the bank, confirms the property is worth what you are paying, and usually takes fifteen to twenty minutes on site. A pre-purchase survey is a much closer inspection carried out for you, assessing condition rather than value. One does not replace the other.
As early as possible — ideally as soon as you have paid a booking deposit to the agent. Booking early gives you the most room to negotiate on price or walk away if something serious turns up, rather than finding out under time pressure close to signing contracts.
The inspection normally takes approximately one to two hours on site, and the written report is issued in the same week. If you are working to a contract deadline, tell us and we will prioritise it.
Yes. Every survey is carried out personally by a Registered Building Surveyor and Chartered Building Engineer (AssocSCSI, AssocRICS), covered by professional indemnity insurance of €1.5 million.
Yes. Reports are prepared to the standard Irish lenders expect for mortgage drawdown, so you will not need a second survey to satisfy the bank.
Yes. A valid BER certificate is a legal requirement before a property is advertised for sale or letting in Ireland. It is also required for most SEAI grant applications and for heat pump technical assessments.
It is a large-scale map prepared to Tailte Éireann’s specification, showing a property’s exact boundaries. Solicitors usually request one when a title is still unregistered and needs First Registration, when only part of an already-registered property is being transferred, or when a right of way is being registered.
If your solicitor has confirmed the title is unregistered, sitting in the Registry of Deeds rather than the Land Registry, a compliant map will be needed before the sale can go through. If you are not sure which applies to your property, tell us and we will confirm it before quoting.
An apartment or duplex needs a floor plan identifying its specific unit and floor level in addition to the site map, prepared to the Land Registry’s multi-storey development requirements and referenced to the national coordinate grid. That extra drawing work is why multi-level mapping is priced separately from a single house or site map.
